The 1.35 ha site is currently an investment property with an operating bakery
located in the central part of Vilnius close to the business and commercial
center with but considerable future development potential.
Redevelopment Project
The current triple-A tenant has up to 3 years remaining on its lease with a
possibility to prolong for additional term. In the meantime, a Detail Plan is
being prepared to allow for the future development of a high-density mixed-use
(office-residential) project when the lease expires.
We are planning then for the construction of a modern five and nine storey
buildings for office and residential use, respectively. The concept envisages
green courtyards with all amenities for both office workers and residential
inhabitants with all parking underground.
The project would be up to 29.000 square metres of on ground buildable space
plus underground parking.
Surroundings
The property is situated near the junction of two major streets and is easily
accessed by a well-developed transportation system. All the city districts can
be easily reached from the property.
The site is surrounded by residential buildings with the necessary amenities
– shopping malls, banks, gas stations, schools, kindergardens, healthcare
centres, and entertainment venues – all within easy reach.
